This letter reflects comments to be addressed. In order to facilitate a shorter back check time, please provide updated plans and calculations with a written response to each of the notated items indicating action taken. Do not cloud the changes made for comment revisions. SCOPE OF REVIEW: The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2018 International Residential Code and 2018 International Energy Conservation Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval. GENERAL REQUIREMENTS: The City of Tucson adopted the 2018 IRC with amendments on 1/1/2019. Show the current code reference on the plans. Sample plans are available at https://www.tucsonaz.gov/pdsd/residential-permits Field welded connections require special inspections. If used, a special inspection request must be included with the permit application, UAC306.1.5. PROVIDE THE COMPLETED FORM. FOUNDATION PLANS: 1. Dimension a footing length, width, and depth into undisturbed soil for each footing type and condition, R403.1.1. FRAMING PLANS: 1. Provide a complete roof framing plan with rafters sized with appropriate load carrying capacity, R301.1. The 2x8 rafters at 24” OC are over spanned at 18’. 2. Show the length of the beam/header in compliance preventing sag. SECTIONS - DETAILS: 1. Provide a detail of footings at least 12” below the undisturbed ground surface, R403.1.4. 2. Show all fasteners on the detail between the foundation and roof sheathing. 3. Show roof (uplift resistance) fasteners with appropriate uplift capacity, R802.11. ELECTRICAL PLANS: 1. Show the capacity of new panels and any new branch circuit layout. 05/05/2021 | STEVE SHIELDS | ZONING | REVIEW | Reqs Change | PDSD TRANSMITTAL FROM: PDSD Zoning Review PROJECT: T21CM02249 1328 E Elm St. Extend Carport and Relocate Electrical Service (2nd Review) TRANSMITTAL DATE: May 5, 2021 This site is located in the R-2 zone (UDC 4.7.9). A single family residence is a permitted use in this zone (Table 4.8-2) subject to Use Specific Standards 4.9.7.B.6, .9, & .10 1. Based on a wall height of 8’-1” the required perimeter yard setback from the proposed carport to the south property line is 6’-0”, proposed setback is 1’-0”. Per UDC Table 6.3-2.A: DIMENSIONAL STANDARDS FOR THE R-1, R-2, R-3, MH-1, & MH-2 ZONES, R-2 ZONE the required perimeter yard setback from the proposed carport extension is 6’-0” or 2/3 the height of the exterior wall, greater of the two. The perimeter yard setbacks can be dealt with during the Board of Adjustment for Variance as required in comment 2 below or you can request a setback waiver from adjacent property owner on the south side of the alley. To request the waiver from the adjacent owner the following text must be provided on the plot plan and then signed by the owner at 1327 E Lee: My Name is____________________ and I am the owner of the property located at_______________________. I have reviewed the site plan and I have no objection to structure being located or constructed________ feet from the property line as depicted on the site plan. Signature: _____________________________ Date: _________________________________ 2. Per UDC Article 6.6.3.D The total gross floor area (gfa) of all accessory structures shall not exceed 50% of the gfa of the principal structure. Accessory structures less than 200 square feet gfa are exempt from this requirement. It appears that the existing garage already exceeds the 50% of the gfa of the principal structure. A Board of Adjustment for Variance will be required to add the carport extension.
