A single family residence is a permitted use in this zone (Table 4.8-2) subject to Use Specific Standards 4.9.7.B.6, .9, & .10 1. Provide a plot plan that meets the requirements found at: https://www.tucsonaz.gov/files/pdsd/forms/Residential_Plot_Plan_Requirements.pdf. This plan shall include: Owners Name Address Legal Description Zoning of this property and adjacent properties Lot Coverage Calculation Perimeter yard setbacks dimension from the post supporting the carport to the south property line Provide the square footage of each structure on site. 2. The property dimensions shown on the plot plan are not correct and should be 50’ x 150’. 3. Provide the height of the proposed carport extension. Perimeter yard setbacks are based on a measurement from design grade to the highest point of the wall, see Unified Development Code (UDC) Article 6.4.5.B and Figure 6.4.5-A. Per UDC Table 6.3-2.A: DIMENSIONAL STANDARDS FOR THE R-1, R-2, R-3, MH-1, & MH-2 ZONES, R-2 ZONE the required perimeter yard setback from the proposed carport extension is 6’-0” or 2/3 the height of the exterior wall, greater of the two. The perimeter yard setbacks can be dealt with during the Board of Adjustment for Variance as required in comment 4 below. 4. Per UDC Article 6.6.3.D The total gross floor area (gfa) of all accessory structures shall not exceed 50% of the gfa of the principal structure. Accessory structures less than 200 square feet gfa are exempt from this requirement. It appears that the existing garage already exceeds the 50% of the gfa of the principal structure. A Board of Adjustment for Variance will be required to add the carport extension. Board of Adjustment for Variance application and requirements can be found at: https://www.tucsonaz.gov/files/pdsd/codes/Zoning_Administration_Application_BA_fillable.pdf, and requires a separate submittal at: https://www.tucsonaz.gov/pdsd-filedrop, using the Submission Type Zoning Administration. The Board of Adjustment will need to be submitted and approved prior to approval of this permit. This letter reflects comments to be addressed. In order to facilitate a shorter back check time, please provide updated plans and calculations with a written response to each of the notated items indicating action taken. Do not cloud the changes made for comment revisions. SCOPE OF REVIEW: The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2018 International Residential Code and 2018 International Energy Conservation Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval. GENERAL REQUIREMENTS: The City of Tucson adopted the 2018 IRC with amendments on 1/1/2019. Show the current code reference on the plans. Sample plans are available at https://www.tucsonaz.gov/pdsd/residential-permits Field welded connections require special inspections. If used, a special inspection request must be included with the permit application, UAC306.1.5. FOUNDATION PLANS: 1. Dimension a footing length, width, and depth into undisturbed soil for each footing type and condition, R403.1.1. FRAMING PLANS: 1. Provide a complete roof framing plan with rafters sized with appropriate load carrying capacity, R301.1. The 2x8 rafters at 24” OC are over spanned at 18’. SECTIONS - DETAILS: 1. Provide a detail of footings at least 12” below the undisturbed ground surface, R403.1.4. 2. Show all fasteners on the detail between the foundation and roof sheathing. 3. Show roof (uplift resistance) fasteners with appropriate uplift capacity, R802.11. ELECTRICAL PLANS: 1. A second metered service panel on the property requires a separate building address. R319, E3601.2. Update the plans showing the Pima County assigned street address for all meters on the property.
