Detached accessory buildings are not permitted in the buildable area extending the full width of the lot between the principal building and the front street lot line. The applicant may move the carport further north so that it is behind the front of the principal structure. The applicant also has the option of attaching the carport to the primary residence with a 5' wide structure that can handle a 20 pound live load. 2. If the applicant chooses to keep the carport in the same location and attaches it to the primary structure, a Design Development Option (DDO) will be necessary to reduce the south and west setbacks. There appears to be an unpermitted structure that was added in 2018 or 2019 on the west part of the house. Please address this upon the next submittal. 4. Add a lot coverage calculation and full setback measurements for every structure on site. This letter reflects comments to be addressed. In order to facilitate a shorter back check time, please provide updated plans and calculations with a written response to each of the notated items indicating action taken. Do not cloud the changes made for comment revisions. SCOPE OF REVIEW: The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2018 International Residential Code and 2018 International Energy Conservation Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval. FRAMING PLANS: 1. Show the post beam structure with one-hour fire-resistive construction in compliance with IBC Table 721.1(2), or show a clear 3’ fire separation distance to the property line, R302.1. 2. Roof projections extending into the 3-foot fire separation distance require not less than one-hour fire-resistive construction on the underside. Provide notation for compliance with R302.1 (City of Tucson Amended) for the altered roof overhang. The fire protected overhang may not extend closer than 24” from the property line. STRUCTURAL PLANS: 1. Provide a lateral analysis for the Carport without wall or diagonal bracing, R301.1. 2. Provide a complete roof framing plan with the center beam sized with appropriate load carrying capacity for live and dead loading, R301.3.
