The residential plans have been reviewed by the Zoning Review Section but cannot be approved until all zoning comments or concerns have been addressed. 1. Please resubmit the plans conforming to the requirements of the residential plot plan found at the following link: https://www.tucsonaz.gov/files/pdsd/forms/Residential_Plot_Plan_Requirements.pdf a. A full site plan with all setbacks, elevation drawings, lot coverage calculations, density calculations and other plot plan standards is required.
2. A permit was completed in 2016 that shows more of the required details. The plans for this permit can be found near the bottom of the page under "Documents" here: https://www.tucsonaz.gov/pro/pdsd/permitdetail/T16CM00550/130181210
3. There appears to be a shed just north of the residence shown on aerial views. If that structure will remain, please add it to the plan.

PLAN REVIEW COMMENTS

Plan review for the above referenced structure has been completed. This letter reflects comments to be addressed. In order to facilitate a shorter back check time, please provide updated plans and calculations with a written response to each of the notated items indicating action taken. Do not cloud the changes made for comment revisions.

SCOPE OF REVIEW:

The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2018 International Residential Code and 2018 International Energy Conservation Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval.

GENERAL REQUIREMENTS:

The City of Tucson adopted the 2018 IRC with amendments on 1/1/2019. Show the current code reference on the plans.

A new dwelling unit (includes a kitchen) requires collection of development impact fee when the building permit is processed, City of Tucson Ordinance #11203.

Each dwelling unit building requires a separate street address, R319

SITE PLAN:

1. Indicate the location of buildings, utility meters and gas, water, electric and sewer or septic lines from property line to building, R106.1.1. Show the point of connection of proposed lines to the utility service for verifying correct sizes and necessary upgrades.

FLOOR PLANS:

1. Show the location of the door between units. Notate the materials for achieving the one-hour separation (framing cavities with mineral wool insulation or other listed method).

PLUMBING PLANS:

1. Show an individual accessible water supply shut off for each dwelling unit, P2903.9.1.

MECHANICAL PLANS:

1. Show separate HVAC systems for serving each dwelling unit, R302.4.1.

ELECTRICAL PLANS:

1. Provide separation of all circuits for each dwelling unit, E3601.3. Conductors may not be located in another dwelling unit.
2. Show the location of the service disconnect outside of each dwelling, E3601.6.2 & E3705.8.
