| 03/25/2021 | NMARTEL1 | ZONING | REVIEW | Reqs Change | PDSD TRANSMITTAL Nicholas Martell, Planner T21CM01964 Residential Addition March 25, 2021 The residential plans have been reviewed by the Zoning Review Section but cannot be approved until all zoning comments or concerns have been addressed. 1. Detached accessory buildings are not permitted in the buildable area extending the full width of the lot between the principal building and the front street lot line. The storage units and other accessory structures are not permitted where they are currently shown on the plans. a. The applicant may move the structures to the back yard outside of the perimeter yard setback area (6' or 2/3 the height of the structure). b. The applicant may attach the units to the primary residence with a 5' wide connection that has the capacity to support a 20 pound live load. c. If the structures are going to be removed, please indicate on the plan. 2. There was an attempted addition on the east part of the residence in 2018 (T18CM07875). That permit was never issued. To get that portion of the residence permitted, it must be added to this permit. 3. If the applicant decides to move the accessory structures there can be a neighbor waiver to reduce the required setbacks. However, the new additions will likely require a Design Development Option (DDO) which can also reduce the required setbacks. Please reach out to me to discuss how to move forward with this permit or if you have any questions about this transmittal, at Nicholas.Martell@tucsonaz.gov |
