PLAN REVIEW COMMENTS

Plan review for the above referenced structure has been completed. This letter reflects comments to be addressed. In order to facilitate a shorter back check time, please provide updated plans and calculations with a written response to each of the notated items indicating action taken. Do not cloud the changes made for comment revisions.

SCOPE OF REVIEW:

The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2018 International Residential Code and 2018 International Energy Conservation Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval.

STRUCTURAL PLANS:

1. Provide a beam with appropriate load carrying capacity for the added ceiling components, R801.2. Replace the undersized (2-2x6) beam at bed #4.

ELECTRICAL PLANS:

1. Show the current code reference 2018 IRC. Update notation at note #6, 7, 8, 9 & 10.
2. Show locations of each smoke alarm, R314. Show a smoke alarm in each bedroom and outside in the immediate vicinity.
3. Interior alterations require the installation of smoke alarms at existing bedrooms, R314.2.1. Provide notation if the smoke alarms are existing or proposed.
4. Show two or more 2O AMP small appliance circuits at the kitchen countertop receptacle outlets; they may also serve the breakfast room and dining room, but not other locations, E3703.2 and E3901.3. Show the circuit number of relocated receptacles.
5. Protection of all interior 15A & 20A circuits serving outlet locations (except garage, kitchen, and bathrooms) including receptacles, lights and smoke detectors requires combination type arc-fault circuit interrupters, E3902.16.
6. Provide notation requiring tamper resistant receptacles for 125 volt, 15A and 20A receptacles, R4002.14.
7. Specify high-efficacy lamps for at least 90% of all lighting fixtures, N1104.1. Update note #12.

INTERNATIONAL ENERGY CONSERVATION CODE:

1. Show the installation of minimum required “R” values of insulation where gypsum board is installed at ceilings, N1102.1.
2. Both standard and high density R-38 batt insulation requires a space greater than provided with 2” x 6” framing. Identify the product that provides the intended value or provide an appropriate ceiling cavity space.

6. Complete the Applicant Info. (Note APA# is for applicants with an advance payment account. Leave blank is you do not have an APA account.

7. Complete the Contractor, Owner and Architect/Engineer sections as applicable.

8. Supporting Documentation Upload - Provide a complete cost estimate for the project. You may also provide additional documents you think will be helpful.

9. Sign the application and submit.
