This site is located in the NR-1 zone (UDC 5.10.3). A single-family residence (SFR) is a permitted use in this zone (Table 4.8-2). See Use-Specific Standards 4.9.7.B.5 - 9. Prior to zoning approval an NPZ review and approval is required. Owner is proposing to construct an addition and porch to the existing dwelling. The property fronts on 2nd Ave. Perimeter yard setbacks are based on a measurement from design grade to the highest point of the building exterior wall, see UDC Article 6.4.5.B and Figure 6.4.5-A. The minimum setback is the greater of six (6) feet, or two-thirds (2/3) the height of the structure’s wall facing each interior property line (Table 6.3-2.A). 1. The proposed addition does not meet required perimeter yard setbacks to the north property line. As a dimension was not provided from design grade to the highest point of the exterior wall Zoning did a measurement using Bluebeam software, 12’-3” x 2/3 = 8’-2”, proposed perimeter yard setback to the north property line is 4’-6”. 2. The proposed porch addition does not meet required perimeter yard setbacks to the south property line. As a dimension was not provided from design grade to the highest point of the exterior wall Zoning did a measurement using Bluebeam software, 9’-9” x 2/3 = 6’-6”, proposed perimeter yard setback to the north property line is 5’-7”. NPZ Review shall be completed and approved prior to approval of the building plans.
