Plan review for the above referenced structure has been completed. This letter reflects comments to be addressed. In order to facilitate a shorter back check time, please provide an updated complete plan set with a written response to each of the notated items indicating action taken. Do not cloud the changes made for comment revisions.

SCOPE OF REVIEW:

The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2018 International Residential Code and 2018 International Energy Conservation Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval.

GENERAL COMMENTS:

1. A special inspection request is required with the permit application for welding, R109.2.

MECHANICAL PLANS:

1. Provide (an HVAC system with fresh air intake) whole-house mechanical ventilation, or controlled exhaust with a calculated airflow rate, R303.4; N1103.6 & M1505.4. Show the system and appropriate flow rate setting on the plans. A two or three bedroom dwelling of 1501 – 3000 SF requires a 60 CFM continuous setting.

ELECTRICAL PLANS:

1. Show a smoke alarm in each bedroom and outside in the immediate vicinity. .
2. Show or notate the requirement for a carbon monoxide detector outside of bedroom doors, when the dwelling includes an attached garage or gas appliance, R315.
3. Show two or more 2O AMP small appliance circuits at the kitchen countertop receptacle outlets; they may also serve the breakfast room and dining room, but not other locations, E3703.2 and E3901.3.
4. Clothes Washer and Dishwasher GFCI: receptacles require readily accessible protection typically from an upstream device, E3902.9 & 10. Add notation to plans.

INTERNATIONAL ENERGY CONSERVATION CODE:

1. Energy Certificate: (Mandatory) place near the indoor furnace, in a utility or laundry room, N1101.14. Add notation to plans.

10/08/2021 MGAYOSS1 DESIGN PROFESSIONAL REVIEW Reqs Change 1. Please provide the following note on page G1.1:
"This project is located within the Rio Nuevo Area (RNA) overlay zone. The structure is a contributor to the Armory Park Historic National Register Historic District. Per the design package approved on May 11, 2021 under RNA-DRB-21-08 / HPZ-21-005 (T21SA00105), character-defining stucco trim features on all façades are to be preserved."
2. These construction documents must be approved by the Historic Preservation Officer prior to Design approval.
