05/04/2021 ROBERT SHERRY PLUMBING-COMMERCIAL REVIEW Reqs Change 1. Comment not addressed. [Initial comment: Fixture units cannot be used for constant use items such as hose bibbs. A separate demand value for hose bibbs is to be added to the demand that was determined using fixture units. Reference: Sections 604.1 and E102.2.2, IPC 2018.]
2. The cleanout located upstream of the new shower cannot be used as a cleanout for the section of 3-inch horizontal drain located between the washing machine and the water closet unless the cleanout and the fixture drain downstream of the shower is also increased to a 3-inch size per Section 708.1.7, IPC 2018. [Initial comment: Provide a cleanout for the horizontal drain; the cleanout shall be sized per Section 708.1.7, IPC 2018 and shall open to allow cleaning in the direction of flow. Reference: Sections 708.1.1 and 708.1.8, IPC 2018.]
3. The 2-way cleanout shown with the “backflow preventer” (it is actually a backwater valve) is not allowed because it is not at the junction of a building drain and a building sewer. [Initial comment: An approved 2-way cleanout fitting is allowed to be used at the junction of a building drain and a building sewer; otherwise, cleanouts shall open to allow cleaning in the direction of flow. Reference: Section 708.1.8, IPC 2018.]
4. Comment not resolved; provide the rim elevation of the next upstream sanitary manhole and the first-floor elevation. A backwater valve shall NOT be installed if the first-floor elevation is more than 12-inches above the rim elevation of the next upstream manhole. [Initial comment: Provide the rim elevation of the next upstream sanitary manhole and the first-floor elevation. Determine the need for a backwater valve per Section 714.1, IPC 2018, as amended by the City of Tucson.]
05/04/2021 ROBERT SHERRY MECHANICAL-COMMERCIAL REVIEW Reqs Change 1. Provide mechanical ventilation for the studio apartment. Reference: Section 403.3.2.1, IMC 2018; and Sections R403.6 and R403.6.1, IECC 2018. [Initial comment: Provide a mechanical plan for the addition, including heating/cooling systems, heating/cooling load calculations equipment specifications, dryer venting, and mechanical ventilation. Reference: Section 107.2.1, IBC 2018.]
2. Comment not resolved; Manual J does not address the envelope energy compliance. See REScheck at www.energycodes.gov. [Initial comment: Demonstrate energy code compliance for the addition to the building envelope using calculations based on the 2018 International Energy Compliance Code (Residential Provisions).]

05/17/2021 ERIC NEWCOMB BUILDING-COMMERCIAL REVIEW Reqs Change 1. Previous Comment 5; Special Inspections: Per the IBC Section 1705.4, special inspections and tests of masonry construction shall be performed except for empirically designed masonry. If empirical design calculations for the masonry are provided, no special inspection is required.
2. Previous Comment 6; Structural Calculations: Per the IBC Section 107.1, submittal documents and statements of special inspections shall be prepared by a registered design professional. The City of Tucson requires structural calculations as part of the submittal documents. The IBC Section 1604.1 does not state that structural calculations are not required.
3. Sheet A1; Floor Plan: Per the IBC Section 1107.6.2.2.2, four or more dwelling units require all new units to be Type B units. See the 2009 ICC/ANSI Section 1004 for Type B unit requirements, and provide a detail indicating the grab bar and seat reinforcement locations, as required, per the ICC/ANSI Section 1004.11.
4. Sheet A2; Details 1, 2, and 3: The City of Tucson allows a 1500 psf soil bearing value (per the IBC Table 1806.2) if the bottom of the footing is a minimum of 1'-6" below the exterior grade or top of interior slab, whichever is greater. A soil bearing value of 1000 psf may be used if the bottom of the footing is a minimum of 1'-0" below the exterior grade or top of interior slab, whichever is greater.
