Please resubmit the plans conforming to the requirements of the residential plot plan found at the following link: https://www.tucsonaz.gov/files/pdsd/forms/Residential_Plot_Plan_Requirements.pdf a. A full site plan with all setbacks, elevation drawings, lot coverage calculations and other plot plan standards is required. Please open the sample site plan shared above. Please add the following to the site plan: a. Show the entire lot on the property. That includes all property line boundaries, all walls, all structures, and adjacent property lines. b. Provide the height measurements of the proposed project. c. Add a lot coverage calculation to the site plan. An example of the lot coverage calculation can be found on the example above. d. Add the legal description e. Add all zoning information per the plot plan example. 2. For any assistance with how to create the site plan, please contact me at my email address below. This letter reflects comments to be addressed. In order to facilitate a shorter back check time, please provide an updated complete plan set with a written response to each of the notated items indicating action taken. Do not cloud the changes made for comment revisions. SCOPE OF REVIEW: The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2018 International Residential Code and 2018 International Energy Conservation Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval. GENERAL REQUIREMENTS: The City of Tucson adopted the 2018 IRC with amendments on 1/1/2019. Show the current code reference on the plans. Dimension the footing length, width, and depth into undisturbed soil for each footing type and condition, R403.1. Show the minimum 12” reinforced footing depth below the undisturbed ground surface R403.1. Show #4 rebar reinforcement with 3” clearance from earth, R403.1.3.5.3. Provide ½” anchor bolts with 7” embedment, R403.1.6. SECTIONS - DETAILS: 1. Show roof (uplift resistance) rafter fasteners (H2.5) with appropriate uplift capacity, R802.11 amended.
