08/04/2021 ROBERT SHERRY MECHANICAL-COMMERCIAL REVIEW Reqs Change The Envelope COMcheck was not included with this submittal. [Initial comment: Demonstrate energy code compliance for the building envelope using calculations based on the current code (e.g. COMcheck Envelope Compliance). Reference: Sections C101.5, C103.2, C303, and C401.2, International Energy Conservation Code 2018.]
08/04/2021 ROBERT SHERRY WATER REVIEW Reqs Change An approved development plan is not to be used for construction of on-site utilities (e.g. water service to the building, building sewer, site lighting, or electrical service to the building). Provide the civil utility drawings as part of the building plans, not “for reference only.” [Initial comment: Provide the site plan referenced on sheet P3.0 showing the location of the water meter, reduced pressure backflow assembly and the route of the water service to the building. Specify the material of construction for the water service pipe. Reference: Section 107.2.1, IBC 2018.]
08/04/2021 ROBERT SHERRY PLUMBING-COMMERCIAL REVIEW Reqs Change 1. An approved development plan is not to be used for construction of on-site utilities (e.g. water service to the building, building sewer, site lighting, or electrical service to the building). Provide the civil utility drawings as part of the building plans, not “for reference only.” [Initial comment: Provide the civil plans referenced in sheet P2.0. Reference: Section 107.2.1, IBC 2018.]
2. The recirculating hot water loop is the hot water source. The length of the ½-inch hot water branch from the recirculating hot water loop is limited to 24 inches in the case of lavatories in a public restroom. [Initial comment: Verify that the distance from the hot water source to the hot water termination for the public lavatories complies with the requirements of Section C404.5, IECC 2018.]
3. This issue was not corrected on P2.0 (it is called out as a 3” vent U. F.) and it is wrong on P5.0 also. The horizontal underground pipe cannot be called a 4” GW because it’s not associated with a fixture, it’s an underground horizontal vent. [Initial comment: The 3” horizontal underground vent (keynote 8, P2.0) must rise vertically to at least 6” above the flood rims of the fixtures it protects prior to running horizontally. Reference: Section 905.4, IPC 2018.]
4. Include one half of the vertical surfaces that will direct rain onto the roof and the horizontal surface area of the parapet when calculating the projected area of the roof and determining the size of the scuppers. The width of the scupper for the east section of the main building will need to be increased. Reference: Section 1106.4, IPC 2018. [Initial comment: Provide roof drainage and scupper size calculations based on the 100-year hourly rainfall rate for Tucson, 3” per hour. The governing code is the 2018 IPC, not the UPC. Reference: Sections 1101.7, 1106, and 1108, IPC 2018.]
