The side perimeter yard setback in the RX-1 zone is 20'. Zoning cannot approve the plans as is. The applicant may apply for a Design Development Option (DDO), which can be used to reduce required setbacks. The application packet can be found at the following web page: https://www.tucsonaz.gov/files/pdsd/forms/DDO_for_Setback_and_Height_UDC_8.11.20.pdf If the applicant wishes to apply for the DDO, the following is a transmittal for the zoning administration team: This site is located in the RX-1 zone (UDC 4.7.6). A single-family residence (SFR) is a permitted use in this zone (Table 4.8-3). See Use-Specific Standards 4.9.7.B.6, .8, & .9. The minimum setback is twenty feet (20) facing each interior property line (Table 6.3-1.A). The applicant is proposing a reduction in the side perimeter yard setback from 20' to 8', as measured from the NORTH property line. A DDO is required. (Note APA# is for applicants with an advance payment account. Leave blank is you do not have an APA account. 7. Complete the Contractor, Owner and Architect/Engineer sections as applicable. 8. Supporting Documentation Upload - Provide a complete cost estimate for the project. You may also provide additional documents you think will be helpful. 9. Sign the application and submit. |
