This site is located in the O-3 zone (UDC 4.7.15). A single-family residence is a permitted use in this zone (Table 4.8-3).

1. The site shown on the plot plan is made up of two parcels, 117-14-1830 & 117-14-1840, and it appears that the proposed carport & storage is sitting on top of the property. Either the structure will need to be relocated or the parcels combined. Until this comment is addressed Zoning cannot provide the official comments required for Historic Review.

PLAN REVIEW COMMENTS

Plan review for the above referenced structure has been completed. This letter reflects comments to be addressed. In order to facilitate a shorter back check time, please provide updated plans and calculations with a written response to each of the notated items indicating action taken. Do not cloud the changes made for comment revisions.

SCOPE OF REVIEW:

The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2018 International Residential Code and 2018 International Energy Conservation Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval.

SITE PLAN:

1. The 2018 IRC does not provide for construction crossing a property line, R106.1.1. .

FLOOR PLANS:

1. Exterior walls with a fire separation distance less than 3-foot to the property line require not less than one-hour fire-resistive construction. Show compliance with R302.1 (City of Tucson Amended) by providing a section detail of materials prescribed in IBC Table 721.1(2), Items 15-1.1 to 16-1.3.
2. Roof projections may not extend to a point closer than 2 feet from the property line. Provide notation for compliance with R302.1 (City of Tucson Amended) by removing the roof overhang near the property line or provide a complete wall barrier with not less than one-hour fire-resistive construction.
3. Roof projections extending into the 3-foot fire separation distance require not less than one-hour fire-resistive construction on the underside. Provide notation for compliance with R302.1 (City of Tucson Amended) for the altered roof overhang. An unprotected overhang may not extend closer than 24” from the property line.

SECTIONS - DETAILS:

1. An unvented roof assembly requires an air-impermeable rigid insulation material with a minimum R-5 value applied correctly to either side of the roof sheathing, R806.5. Show a roof design with insulation types and minimum thickness for meeting the condensation control requirement and the minimum total insulation value of R-30 for a structure under 500 SF.

ELECTRICAL PLANS:

1. Show electrical service supplied from the property service panel with a common address, NEC 230.2 & E3601.2.
