COMMENTS: the following comments are relative to an application for Historic Review (UDC 5.8.8).

This site is located in the HO-3 zone (UDC 4.7.15).

This comment was not addressed provide a residential plot plan that meets the requirements found at: https://www.tucsonaz.gov/files/pdsd/forms/Residential_Plot_Plan_Requirements.pdf.
The minimum setback for all structures is 10 ft or ¾ the wall height, whichever is greater. The proposed solar panel and porch extension do not appear to meet required setbacks; however a full plot plan has not been provided. Historic review is required for the proposal and reduced setbacks.

The historic package review is being conducted under T21SA00071.

06/07/2021 KEN VAN KARSEN BUILDING-RESIDENTIAL REVIEW Reqs Change The panels require a clear 3 foot fire separation distance to the property line unless the structure includes a one-hour rated wall that is placed at the edge of the roof overhang. See IBC Table 721.1(2), Items 15-1.1 to 16-1.3 for a listing of fire rated materials. Show a 3’ separation on the Site Plan or show a fire barrier detail of fire rated construction.

A professional structural engineer performance analysis is required for sizing uplift foundation and fasteners.
