This letter reflects comments to be addressed. In order to facilitate a shorter back check time, please provide updated plans and calculations with a written response to each of the notated items indicating action taken. Do not cloud the changes made for comment revisions. SCOPE OF REVIEW: The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2018 International Residential Code and 2018 International Energy Conservation Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval. FLOOR PLANS: 1. Exterior walls with a fire separation distance less than 3-foot to the property line require not less than one-hour fire-resistive construction. Show compliance with R302.1 (City of Tucson Amended) by providing a section detail of materials prescribed in IBC Table 721.1(2), Items 15-1.1 to 16-1.3. STRUCTURAL PLANS: 1. Show a beam size with appropriate load carrying capacity, R301.1. The existing porch beam (keynote #3) and headers (keynotes #5 & 6) may be undersized for the new roof loads. The wall between the dining room and bedroom 3 could become a load bearing wall by adding a foundation or a larger beam could replace the existing porch beam. Also, indicate if the post between header 5 & 6 is new or existing. SECTIONS - DETAILS: 1. An unvented roof assembly requires an air-impermeable rigid insulation material with a minimum R-5 value applied correctly to either side of the roof sheathing, R806.5. Show a roof design with insulation types and minimum thickness for meeting the condensation control requirement and the minimum total insulation value of R-38. ELECTRICAL PLANS: 1. Specify high-efficacy lamps for at least 90% of all lighting fixtures, N1104.1. Update note #7. INTERNATIONAL ENERGY CONSERVATION CODE: 1. Show code compliant “R” values of insulation and maximum “U” factors of the windows on the plans, N1102.1. Ceiling insulation may be reduced to R-30 for limited areas with insufficient cavity spaces, N1102.2.2.
