This site is located in the R-2 zone (UDC 4.7.9). A single-family residence (SFR) is a permitted use in this zone (Table 4.8-2). See Use-Specific Standards 4.9.7.B.6, .9, & .10.

As this site boarders on a street, Wetmore Rd. that is designated as a Major Street and Route (MS&R) on the COT’s Major Streets and Routes plan by definition it is considered Developing Area for street perimeter yard setbacks. And per a Zoning Administration determination when a property boarders on a MS&R and another local street, Radin Ave., development area street perimeter yard setbacks apply to both streets. The following comments will be based on this determination.

1. This comment was not addressed. Provide a street perimeter yard setback from the proposed carport to the nearest edge of travel lane along Radin Ave. Minimum setback is 21’-0”

2. This comment was not addressed show the future curb on the plan and provide setback dimensions to the future curb. Once provided comments can be provided for the needed Board of Adjustment. As Wetmore has a future ½ right-of-way (ROW) of 60’-0” show the future ½ ROW line, sidewalk and curb on the plan and provide a setback dimension from the proposed shed to the back of future curb. The proposed shed is required to meet street perimeter yard setback of 21’ to back of future curb along Wetmore Rd or apply for a Board of Adjustment.
