A single-family residence (SFR) is a permitted use in this zone (Table 4.8-2). See Use-Specific Standards 4.9.7.B.6. 1. There appears to be an addition along the north side of the eastern most house. This addition appears after 2018. Provide permitting documentation for this addition. It does not appear that this addition meets the required 6’-0” or 2/3 the height of the exterior wall, greater of the two, perimeter yard setback. A Design Development Option (DDO) may be required. Provide a residential plot plan that meets the requirements found at: https://www.tucsonaz.gov/files/pdsd/forms/Residential_Plot_Plan_Requirements.pdf This plot plan will include: Parcel w/distance & bearing Legal description Lot coverage calculation Zoning of this parcel and all adjacent parcels 3. Per UDC Article 6.6.3.D an accessory structure gross floor area, GFA, shall not exceed 50% of the GFA of the main dwelling(s). Cleary demonstrate that the proposed does not exceed the 50%. 4.
