A single-family residence (SFR) is a permitted use in this zone (Table 4.8-2). 1. The proposed onsite parking space does not meet minimum length requirements. Per UDC 7.4.6.D.2.C: A parallel parking space must be eight feet wide and 23 feet in length, except as follows. A parallel parking space can be reduced to 18 feet in length if the space is located immediately adjacent to a driveway , access lane , PAAL , alley , or street intersection and the parking space is designed to provide maneuvering area on at least one end. 2. This proposed addition does not meet the minimum setback standards, a DDO will be required. The minimum setback on the north, east, and south side of the property are the greater of six (6) feet, or two-thirds (2/3) the height of the structure’s wall facing each interior property line (Table 6.3-2.A). a. The proposed set back on the north side of the property measured from the post supporting the proposed porch is not shown. b. The proposed height of the addition is 15’-2” and requires a 10’ setback. The proposed setback on the east and south sides of the property are 4’. 3. The minimum setback on the west side of the property is 20’ or one and one-half the height of the proposed wall (H), measured from the street property line , whichever is greater. The addition has a proposed setback on the west is 10.4’, a DDO will be required. 4. There are two elevations labeled as the “West Elevation” |
