A single-family residence (SFR) is a permitted use in this zone (Table 4.8-2). 1. The plot plan is not clear as to where the setback dimension are measured to. Some appear to be measured to roof lines and others to the exterior wall. Perimeter yard setbacks are measured to the exterior wall of post supporting a roof structure. 2. Provide a street perimeter yard setback from the post supporting the front porch. Per UDC Article 6.4.5.D.2.a.(2) a roof overhang may extend into the street perimeter yard setback 2’-0”. 3. Perimeter yard setbacks are based on a measurement from design grade to the highest point of the exterior wall, where the wall meets the eave. Provide fully dimensioned elevations with the dimension from design grade to where the exterior wall meets the eave. 4. Per UDC TABLE 7.4.4-1: MINIMUM NUMBER OF MOTOR VEHICLE SPACES REQUIRED, RESIDENTIAL USE GROUP, Single-Family and Mobile Home Dwellings, 2 vehicle parking spaces are required on site.
