A multi-family residence is a permitted use in this zone (Table 4.8-2) subject to Use Specific Standards 4.9.7.B.5 – 9. 1. Provide a residential plot plan that meets the requirements found at: https://www.tucsonaz.gov/files/pdsd/forms/Residential_Plot_Plan_Requirements.pdf 2. Provide fully dimensioned elevations as the proposed addition does not meet the minimum perimeter yard setback to the west property line and this project will require a Design Development Option (DDO) to be submitted and approved prior to building plan approval. Zoning cannot finalize the DDO comments until the dimensioned elevations are provided. This letter reflects comments to be addressed. In order to facilitate a shorter back check time, please provide updated plans and calculations with a written response to each of the notated items indicating action taken. Do not cloud the changes made for comment revisions. SCOPE OF REVIEW: The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2018 International Residential Code and 2018 International Energy Conservation Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval. SITE PLAN: 1. Indicate the location and size of buildings, utility meters and gas, water, electric and sewer or septic lines from property line to building, R106.1.1. Show the point of connection of proposed lines to the utility service for verifying correct sizes and necessary upgrades. 2. Provide the square footage of each addition. SECTIONS - DETAILS: 1. Provide a complete cross-section detail from foundation to roof assembly for each type of proposed exterior wall, R106.1.1. 2. An unvented roof assembly requires an air-impermeable rigid insulation material with a minimum R-5 value applied correctly to either side of the roof sheathing, R806.5. Show a roof design with insulation types and minimum thickness for meeting the condensation control requirement and the minimum total insulation value of R-38 or R-30 for an addition. ELECTRICAL PLANS: 1. Provide an electrical plan to include the Den addition. 2. Clothes Washer and Dishwasher GFCI: receptacles require readily accessible protection typically from an upstream device, E3902.9 & 10. Add notation to plans. 3. Specify high-efficacy lamps for at least 90% of all lighting fixtures, N1104.1. INTERNATIONAL ENERGY CONSERVATION CODE: 1. Energy Certificate: (Mandatory) place near the indoor furnace or in utility room, N1101.14. Add notation to plans. Supporting Documentation Upload - Provide a complete cost estimate for the project. You may also provide additional documents you think will be helpful. 9. Sign the application and submit. 10.
