This site is located in the R-2 zone (UDC 4.7.9). A single-family residence (SFR) is a permitted use in this zone (Table 4.8-2).

1. As you are proposing 4 dwelling units on a single site the site is considered multi-family and a nonresidential use, See UDC Articles 6.3.3.C & D and 11.3.7.3. That said a Development Package (DP) meeting the requirements of Administrative Manual 2-06 must be submitted and approved prior to any building permit approval. The DP is a separate submittal. The DP will be required at the minimum, but not limited to, to meet the requirements of Unified Development Code Articles 7.4, 7.6, Technical Standards Manual Sections 7 & 8.

Perimeter yard setbacks are based on a measurement from design grade to the highest point of the exterior wall, see UDC Article 6.4.5.B & Figure 6.4.5-A. As correct dimensions were not provided on the elevations exact setback requirements cannot be verified. Comments below are based on the dimensions provided on the elevations.

2. As this property boarders on Swan Rd and Swan is designated as an Arterial on the COT MS&R map the street perimeter yard setbacks are based on UDC Article 6.4.5.C.2 Developing Area. For Swan the street perimeter yard setback is 21’ or the height of the proposed exterior building wall, greater of the two, measured from the back of future curb. For Fairmount the street perimeter yard setback is 21’ or the height of the proposed exterior building wall, greater of the two, measured from the outside edge of the nearest adjacent travel lane. Show the correct street perimeter yard setbacks on the plan

The minimum setback is the greater of ten (10) feet, or three-quarters (3/4) the height of structure’s wall facing each interior property line (Table 6.3-2.A).
3. Based on a wall height of 20’-8” the required perimeter yard setback from the proposed duplex to the east property line 15’-6”, proposed is 12’-0”.
