This site is located in the R-2 zone (UDC 4.7.9). A single-family residence (SFR) is a permitted use in this zone (Table 4.8-2). See Use-Specific Standards 4.9.7.B.5 - 9. Perimeter yard setbacks are based on a measurement from design grade to the highest point of the exterior wall. In the case of porch supported by columns or posts the setback is measure from the column or post, see UDC Article 6.4.5.B and Figure 6.4.5-A. 1. The minimum setback to the front street perimeter property line is the greater of twenty (20) feet, or one and one-half (1 ½) the height of the proposed wall ((UDC 6.4.5.C.1.a). Based on a wall height of less than 13’-4” the required perimeter yard setback from the proposed porch to the front street property line is 20’-0”, proposed setback is 8’-0”. A Design Development Option (DDO) must be submitted and approved for the reduced setback prior to approval of the building plans. There is a rear porch that shows up on aerial photos sometime after 2016 that does not appear to be permitted. Provide permit documentation for this porch or include it in this permit.
