Zoning has reviewed the building plans but cannot approve them at this time. The proposed work is for a single-family residence and a duplex. There is no evidence available in online permits to indicate the duplex was ever permitted on this property. Provide documentation of prior permit or letter documenting nonconforming status. Letter request: https://www.tucsonaz.gov/files/pdsd/forms/ZANonconforming2013_UDC.pdf 2. Three units on this property constitute a multifamily development. As such, any site change will require a development package submittal prior to review of building plans. The development package will be reviewed for development standards such as parking, landscaping, pedestrian circulation, etc. Additional comments will be made during development package review. The latest Pima County aerial imagery shows a large shade canopy/metal covering directly to the north of the duplex. Clarify if this is referenced in general note 4. This canopy must be reflected on any plans or valid demolition permit obtained. Keynote 4 on the plans indicates “new bathroom additions”, but the scope of the permit was described as interior work only. Address both items.
