PLAN REVIEW COMMENTS

Plan review for the above referenced structure has been completed. This letter reflects comments to be addressed. In order to facilitate a shorter back check time, please provide updated plans and calculations with a written response to each of the notated items indicating action taken. Do not cloud the changes made for comment revisions.

SCOPE OF REVIEW:

The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2018 International Residential Code and 2018 International Energy Conservation Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval.

GENERAL REQUIREMENTS:

The City of Tucson adopted the 2018 IRC with amendments on 1/1/2019. Show the current code reference on the plans.

SITE PLAN:

1. Indicate the location and size of buildings, utility meters and gas, water, electric and sewer or septic lines from property line to building, R106.1.1. Show the point of connection of proposed lines to the utility service for verifying correct sizes and necessary upgrades.
2. Indicate the location and size of the water line from property line (meter) to building, R106.1.1. Show an existing or upgraded 1” line to the water heater. Minimum size for a two bathroom building is usually 1”, P2903.7.

FOUNDATION PLANS:

1. Provide concrete foundations for anchoring interior braced wall line sills with ½” anchor bolts with 7” embedment, R403.1.6. Update the ½” x 8” notation.

SECTIONS - DETAILS:

1. An unvented roof assembly requires an air-impermeable rigid insulation material with a minimum R-5 value applied correctly to either side of the roof sheathing, R806.5. Show a roof design with insulation types and minimum thickness for meeting the condensation control requirement and the minimum total insulation value of R-38.

PLUMBING PLANS:

1. Show hot water pipe with minimum R-3 insulation, N1103.4.2.

MECHANICAL PLANS:

1. Show supply ducts with minimum R-8 insulation (includes vented attics) except when completely located inside the thermal envelope, N1103.3.1.

ELECTRICAL PLANS:

1. Show locations of each smoke alarm, R314. Notate that all smoke alarms must be interconnected with a power source from the building wiring and be equipped with battery backup. When ceiling finish materials are removed in existing construction, existing bedrooms be in compliance.
2. Smoke alarms are required outside each separate sleeping area, R314.3.2. Show a smoke alarm in each bedroom and outside in the immediate vicinity.
3. Show the location of the panel on the Electrical Plan with clear working space compliance, E3601.6.2 & E3705.8.
4. Provide the load rating of the water heater. Show an appropriate circuit size, E3702.11.
5. Show two or more 2O AMP small appliance circuits at the kitchen countertop receptacle outlets; they may also serve the breakfast room and dining room, but not other locations, E3703.2 and E3901.3.
6. Show Bathroom receptacles on a separate 20 AMP circuit (dedicated) with outlets at no other location, E3703.4 and E3901.6.
7. Protection of all interior 15A & 20A circuits serving outlet locations (except garage, kitchen, and bathrooms) including receptacles, lights and smoke detectors requires combination type arc-fault circuit interrupters, E3902.16.
8. Provide notation requiring tamper resistant receptacles for 125 volt, 15A and 20A receptacles, R4002.14.
9. Show or notate a disconnect means or a locking breaker for the water heater, E4101.5.
