COMMENT: Per Unified Development Code (UDC) TABLE 6.3-2.A: DIMENSIONAL STANDARDS FOR THE R-1, R-2, R-3, MH-1, & MH-2 Zones. In the R-3 zone the minimum perimeter yard setback for the south and west property lines is 6’ or 2/3 the height of the exterior wall, greater of the two. The proposed addition appears to be 14’ in height requiring a setback of 9.24’. The setback can be reduced with the Design Development Option (DDO) process. COMMENT: The submitted site/plot plan is missing several required elements. Submit a site plan showing the full site and with lot coverage calculation, zoning of adjacent properties, etc. on the next submittal. COMMENT: Reorient the site plan so that either the north or east side of the property is oriented towards the top of the page. 04. COMMENT: The height of the proposed addition’s wall, (measured from design grade to the top of the parapet,) is required to determine the required perimeter yard. Either: a. indicate that the elevations are to scale by providing a scale, b. indicate the height of the wall on the elevations drawing, or c. add a table to site plan indicating the wall heights of the proposed addition (see example in the link provided in Comment 2). 05. COMMENT: The height of the structure is measure from design grade to the top of the structure, Parapet walls and safety railings are not included in the height calculation, provided they do not exceed the allowable height by more than four feet. Provide the height of the design grade on the elevation drawings and the height of the parapet.
