A single-family residence is a permitted use in this zone (Table 4.8-1). 1. Per Unified Development Code (UDC) Article 6.6.2.I The maximum height of a wall or fence within a perimeter yard shall be six feet; however, the wall or fence may be higher than six feet, but no higher than ten feet, if the requirements of UDC Article 6.6.2.I.1 or .2 are met. As there are not elevations of the fence provided the requirements of UDC Article 6.6.2.I.1 or .2 cannot be verified. Unless you can meet the requirements above a Design Development Options for wall height must be submitted and approved prior to approval of this permit. DDO application and requirements can be found at: https://www.tucsonaz.gov/files/pdsd/forms/DDO_for_Setback_and_Height_UDC_8.11.20.pdf. The DDO is a separate submittal from the building plans and is submitted at: https://www.tucsonaz.gov/pdsd-filedrop, using the Submission Type “Zoning Administrator”. 2. Remove the reference to “Pima County” from under “CODE CHECK” as this site is not in Pima County jurisdiction. 3. The setbacks listed under “CODE CHECK” are not correct. This site does not border on a street so the 20.0’ or 1.5 X BUILDING HEIGHT, does not apply. Per UDC TABLE 6.3-1.A: DIMENSIONAL STANDARDS FOR THE RH, SR, SH, RX-1, & RX-2 ZONES, SR ZONE, Residential use to a Residential zone the minimum perimeter yard setback is 25’-0”.
