Perimeter Site Wall TRANSMITTAL: July 6, 2021 This site is located in the R-1 zone (UDC 4.7.8). A mobile home park is not a permitted use in this zone (Table 4.8-2). This site is considered Non-conforming for its use. A multifamily development, mobile home park, is considered a nonresidential use for dimensional standards a development package (DP) meeting the requirements of the Checklist for Minor Development Changes to Existing Commercial/Industrial Sites found at: https://www.tucsonaz.gov/files/pdsd/forms/Minor_Changes_to_Commercial_Industrial_Sites_.pdf. The Development Package is a separate submittal from the wall/fence permit and is submitted at: https://docs.tucsonaz.gov/Forms/tucsonpermitapp, using the “Site Review” “Submission Type” This DP shall clearly show the existing right-of-way width (ROW), curb location for Rosemont Bl. & Lee St., and the future ROW and future curb location for Rosemont Bl. Sight Visibility Triangles (SVT) shall be provided based on the future ROW for Rosemont Bl. The SVT’s shown on the provided plan are not shown correctly. 1. The development package does not meet the requirements of the checklist for Minor Development Changes to Existing Commercial/Industrial Sites and should show the entire site. 2. The SVT’s shown are not shown correctly. 3. The plans do not show the existing ROW width and curb location, future ROW width and curb location.
