This site is located in the R-1 zone (UDC 4.7.8). A mobile home park is not a permitted use in this zone (Table 4.8-2). This site is considered Non-conforming for its use.

A multifamily development, mobile home park, is considered a nonresidential use for dimensional standards a development package (DP) meeting the requirements of the Checklist for Minor Development Changes to Existing Commercial/Industrial Sites found at: https://www.tucsonaz.gov/files/pdsd/forms/Minor_Changes_to_Commercial_Industrial_Sites_.pdf.

This DP shall clearly show the existing right-of-way width (ROW), curb location for Rosemont Bl. & Lee St., and the future ROW and future curb location for Rosemont Bl. Sight Visibility Triangles (SVT) shall be provided based on the future ROW for Rosemont Bl. The SVT’s shown on the provided plan are not shown correctly.

A fully dimensioned elevation of the wall shall be provided. This elevation shall provide the size of the proposed pickets and the distance proposed between pickets along with the column widths as shown on the provided plans.
