This site is located in the HR-2 zone (UDC 4.7.9). A single-family residence (SFR) is a permitted use in this zone (Table 4.8-2). See Use-Specific Standards 4.9.7.B.6, .9, & .10. As a residential plot plan meeting the requirements found at: https://www.tucsonaz.gov/files/pdsd/forms/Residential_Plot_Plan_Requirements.pdf, was not provided and it is not clear where the property lines are additional comments maybe forth coming. 1. The minimum setback is the greater of six (6) feet, or two-thirds (2/3) the height of the structure’s wall facing each interior property line (Table 6.3-2.A). That said it appears that a 6’-6” fence is proposed along the south property line. Per UDC Article 6.6.2.I The maximum height of a wall or fence within a perimeter yard shall be six (6) feet 2. The minimum setback to a side street property line is ten (10) feet (UDC Section 6.4.5.C.1.b). As N Hoff Ave is a named alley it is considered to be a street for the purpose of perimeter yard setbacks. That said it appears that a 6’-6” fence is proposed along the west property line. Per UDC Article 6.6.2.I The maximum height of a wall or fence within a perimeter yard shall be six (6) feet. Historic review is required for the proposed fence additions and maybe able to waive the setback/fence height requirements.
