TRANSMITTAL: February 11, 2021
This site is located in the R-3 zone (UDC 4.7.12). Multifamily is a permitted use in this zone (Table 4.8-2) subject to Use Specific Standard 4.9.7.B.6.

1. Application states “Remodel 2 identical vacant units. As of today, both units have studs, beams, electrical, duct work and plumbing exposed. Need to install all new insulation and drywall to both units. Also, wanting to build a 8 foot high, 194 Ln. Ft. galvanized fence on the exterior of the property line .” No plans were submitted for commercial interior building work under this permit. Revise the description of work on the application to only show the proposed fence. Zoning acknowledges that permit T21CM00179 for the interior work has been submitted.

2. Provide a site plan that shows the property lines and all structures, vehicle use areas etc., clearly show where the proposed fence will be on the site.

3. As the proposed description states “fence on the exterior of the property line” and you are proposing an 8’-0” tall fence the fence is required to meet perimeter yard setbacks, See Unified Development Code (UDC) Article 6.6.2.I. Per UDC TABLE 6.3-2.A: DIMENSIONAL STANDARDS FOR THE R-1, R-2, R-3, MH-1, & MH-2 Zones, R-3 Zone, the required perimeter yard setback to the north and west property line is 10’-0”. Per UDC Article 6.4.5.C.2 and Table 6.4.5.C-1 the required perimeter yard setback to Alvernon Way is 21’ measured to the back of future curb and for Blacklidge Dr it is 21’ measured from the outside edge of the nearest adjacent travel lane .

4. If any of the proposed fence is along Alvernon or Blacklidge sight-visibility triangles may be required.

5. The provided sketch conflicts with you work description as it calls out a 8” fence not 8’-0”.
