1. Two existing ¾" copper water service lines and one 1" copper service lines connect this combined property to the existing 8" cement asbestos (CA) water main in Speedway Blvd. (PN 162-1984). And, a third existing ¾" copper water service line connects this combined property to the existing 8" cement asbestos (CA) water main in 9th Avenue.

2. Should these existing water service lines be too small to serve the proposed car wash, please contact Tucson Water's New Services section by sending an e-mail to TW_COMMON@tucsonaz.gov to discuss:
o Acceptable new points of connection to Tucson Water's existing water mains. Please note: No new connections will be allowed to the 16" concrete cylinder water transmission main in Estrella Avenue.
o The number of water service lines, water meters, and meter sizes, necessary to serve this development.
o The advantages and disadvantages of installing the necessary water meter(s) / water line extension(s) via Tucson Water's Job Order Contract (JOC) process. Please note that if hydraulic modeling is determined to be necessary, it can be done within this process.

COMMENTS:

Development must comply with the Administrative Manual Section 2-06 - Development Package.

The proposed use is automotive minor service and repair which is permitted in the C-3 zone but is not permitted in the R-2 zone.

Development package cannot include a public right of way – Will need two separate DPs.

Setback requirements:
-North: MS&R developing street (ADT of 1,000+): 21’ or the height of the exterior wall measured from the back of existing curb or future curb location.
-South: Non-res adjacent to non-res: 0’
-East and West and parcels along Ash Ave: MS&R developing area (ADT over 140 but less than 1,000 ): 21’ or the height as measured from the outside edge of adjacent travel lane.

Pedestrian circulation path that is ADA compliant is required to connect developed areas and to the street frontage.
