COMMENTS:
1. Development must comply with the Administrative Manual Section 2-06 - Development Package.
2. The proposal is for conversion of an existing group dwelling use to a multifamily development, which is a permitted use in the OCR-2 zone. This conversion of uses will not constitute a change of use for zoning purposes, per UDC Article 7.4.5.B. Downton Parking District. 1. “Change of Use within an Existing Building. No additional motor vehicle or bicycle parking spaces are required for a change of use which does not expand the existing building.”
3. Any changes to the exterior of the building, including but not limited to, façade improvements or outdoor amenities, will require RNA area review. Other site changes may trigger additional review.
4. The comments provided are preliminary and are not to be assumed as a complete review of the proposal. During the Development Package review process, a full review will be made by Zoning to assure compliance with the applicable UDC development criteria and Technical Standards.
