| 12/22/2020 | ELISA HAMBLIN | ZONING | REVIEW | Completed | CDRC Thursday Pre-Submittal Transmittal PDSD Zoning Review FROM: Elisa Hamblin, AICP; Principal Planner PROJECT: Thursday Pre-submittal meeting – T20PRE0177 Address: 4025 E Monte Vista Dr Parcel(s): 11006071A, 11006081A Zoning: MH-1, MH-2, R-3 Existing Use: Single-family residence, Mobile home park Proposed Use: Flexible Lot Development TRANSMITTAL DATE: December 21, 2020 COMMENTS: 1. Development must comply with the Administrative Manual Section 2-06 - Development Package. 2. The proposal is for a Flexible Lot Development, which is permitted in the MH-1, MH-2 and R-3 zones, subject to use-specific standards 8.7.3. 3. When a site is split by different zones, the site may be developed in a unified manner, but the development standards for each zone must still be met. The proposed density on the MH-1 and MH-2 portion does not meet FLD density standards. If a rezoning to R-3 is proposed, the density appears to be permissible. 4. Functional open space and parking appear to meet requirements. 5. The following setbacks apply to perimeter yard setbacks on the boundary of the development: a. North (Blacklidge Dr) and South (Monte Vista Dr): 21 ft or building wall height, measured from outside edge of adjacent travel lane b. East and West (residential use to residential zone): 6 ft or 2/3 building wall height 6. An Architectural Variation Plan will be required in accordance with UDC Article 8.7.3.M.1. 7. Privacy Mitigation will be required in accordance with UDC Article 8.7.3.M.2.b. for all boundaries to the east and west, except for the 2-story apartments to the southwest of the site. 8. A lot combination processed with Pima County will be required. 9. The comments provided are preliminary and are not to be assumed as a complete review of the proposal. During the Development Package review process, a full review will be made by Zoning to assure compliance with the applicable UDC development criteria and Technical Standards. | 12/22/2020 | SBEASLE1 | TUCSON WATER NEW AREA DEVELOPMENT | REVIEW | Completed | 230 - 300 pm - T20PRE0177 - 4025 E MONTE VISTA DR - SiteFLD Oasis MHP Subdivision 1. There is an existing 6" cement asbestos water main (PN 006-1962) in Monte Vista Drive, and an existing 6" cement asbestos water main (PN 032-1965) in Blacklidge Drive that can serve this development. 2. Water pressure in this area is estimated to be in the 64-76 psi range, based on the elevation of this site. I am not aware of any water pressure issues in this area. 3. Connecting the two existing 6" water mains with a new 8" on-site water main is likely to be sufficient to serve this development, but this cannot be stated as a fact until both of the following occur: a. The need for any new fire hydrants and the required fire flow has been determined. b. The proposed piping configuration is hydraulically modeled during Tucson Water's Master Plan Review process. 4. The design of all new water main(s) will need to go through Tucson Water's Master Plan and Design Plan review processes. 5. All new on-site water main(s) will need to be in new water line easements that are a minimum of 15 ft. wide. 6. Any questions, comments or concerns about these projects may be directed to: Tim Rowe, P.E., Civil Engineer Tucson Water, New Development Section 310 W. Alameda St. P.O.
