| 12/16/2020 | ELISA HAMBLIN | ZONING | REVIEW | Completed | CDRC Thursday Pre-Submittal Transmittal PDSD Zoning Review FROM: Elisa Hamblin, AICP; Principal Planner PROJECT: Thursday Pre-submittal meeting – T20PRE0175 Address: 1025 W Prince Rd Parcel(s): 106-07-005A, 106-07-006A, 106-07-006B & 106-07-007A Zoning: C-1 Existing Use: Vacant Proposed Use: Protective Service TRANSMITTAL DATE: December 16, 2020 COMMENTS: 1. Development must comply with the Administrative Manual Section 2-06 - Development Package. 2. The proposal is to develop four existing vacant parcels with a Protect Service use (new fire station) which is a permitted use in the C-1 zone. 3. The main building appears to meet development standards such as height, setbacks, etc. 4. The proposed covered parking structures to the south do no meet required setbacks. The minimum setback to the south is 1.5 times the structure’s wall height, as measured from the property line. The setback may potentially be modified through an administrative review process known as a Design Development Option. Please contact mark.castro@tucsonaz.gov for additional info regarding the DDO. 5. The site plan lists the building as 13,914 sq ft, which would require 46 parking spaces. However, parking is calculated on gross floor area, which excludes vehicle parking areas. As such, it appears the portion of the building that would use to calculate parking totals around 9,400 sq ft, which would required 31 parking spaces. A total of 29 parking spaces have been shown on the site plan. The required number of parking spaces can be reduced through administrative options, such as adding extra bike parking or applying for an Individual Parking Plan. Options will be discussed at the meeting. 6. The comments provided are preliminary and are not to be assumed as a complete review of the proposal. During the Development Package review process, a full review will be made by Zoning to assure compliance with the applicable UDC development criteria and Technical Standards.
