COMMENTS:
1. Development must comply with the Administrative Manual Section 2-06 - Development Package.
2. The proposal is for a change of use from an existing industrial area to a mixed use development consisting of Religious, Office, Storage and other uses. Additional information is needed regarding some of the uses on site, as they may be associated with the Religious use.
3. As a change of use, full code compliance will be required for landscape, parking, pedestrian circulation and other standards.
4. Please note, parking requirements are as follows: For multiple or mixed use development where Religious Use is the principal land use, the total number of motor vehicle spaces required is the number required for the Religious Use or the sum of those required for other uses on the site, whichever is greater.
5. Pedestrian access (sidewalk, crosswalk) is required from each street of which the development has frontage and throughout the development.
6. Any proposed demolition of existing structures on site will require relevant demolition permits.
7. A lot combination processed with Pima County will be required.
8. The comments provided are preliminary and are not to be assumed as a complete review of the proposal. During the Development Package review process, a full review will be made by Zoning to assure compliance with the applicable UDC development criteria and Technical Standards.
