11/04/2020 | ELISA HAMBLIN | ZONING | REVIEW | Completed | CDRC Thursday Pre-Submittal Transmittal PDSD Zoning Review FROM: Elisa Hamblin, AICP; Principal Planner PROJECT: Thursday Pre-submittal meeting – T20PRE0149 Address: 3050 E Fort Lowell Rd Parcel(s): 11204369A Zoning: C-1 Existing Use: Vacant Proposed Use: Commercial – Food Service with Alcoholic Beverage Service (accessory) TRANSMITTAL DATE: November 4, 2020 COMMENTS: 1. Development must comply with the Administrative Manual Section 2-06 - Development Package. 2. The proposed use is Food Service with Alcoholic Beverage Service as an accessory use is permitted in the C-1 zone subject to use-specific standards 4.9.4.V.1, 3, & 5-9, 4.9.4.C.3, and 4.9.13.O. 3. Additional information on the seating plan and other site features to determine full compliance with the use-specific standards. 4. Setbacks from both Fort Lowell and Country Club are 21 ft or the wall height, as measured from the back of future curb. Additional information on future curb location is needed to determine if setbacks to the north and east are being met. 5. Parking for this use would be required at a ratio of 1 space for every 100 sq ft of building area and outdoor seating area. If the entire “outdoor space” on the plan is intended to be used as outdoor seating, than the proposed parking is insufficient. 6. Pedestrian access (sidewalk/crosswalk) is required from each street. Pedestrian access is required throughout the development, including to the trash enclosure area. 7. The comments provided are preliminary and are not to be assumed as a complete review of the proposal. During the Development Package review process, a full review will be made by Zoning to assure compliance with the applicable UDC development criteria and Technical Standards.
