Development must comply with the Administrative Manual Section 2-06 - Development Package. 2. Thank you for providing supplemental materials including the previously approved development plan and special exception conditions. Please note, both of these have since expired and new approvals are needed. 3. The proposed use of Residential Care Service, Adult Care Service for an unlimited number of residents is permitted in the R-1 zone through a Zoning Examiner Special Exception procedure and subject to use-specific standards 4.9.7.J.2.a, 3.d, .4, .8., as listed below. 4.9.7.J.2.a. Accessory treatment, including counseling or other types of meetings, is not permitted for nonresidents of the facility. 4.9.7.J.3.d. Care is permitted for an unlimited number of residents. 4.9.7.J.4. If licensing is required by the State of Arizona for the use, proof of such licensure is required. 4.9.7.J.8. The maximum permitted lot coverage is 60%. The minimum required setback from all interior lot lines adjoining residential zoning is 20 feet. The minimum required lot size is one and one-half acres, with the following exception. Exception: There is no minimum lot size requirement for Residential Care Services uses in the R-3, C-1, C-2, C-3, OCR-1, and OCR-2 zones. 4. Due to the proposed expansion on the site, a Special Exception procedure will be required. Please work with the Entitlements Section Manager, John Beall regarding this process. He can be contacted John.Beall@tucsonaz.gov. Some of the use-specific standards may be modified through conditions required during the Special Exception process. 5. As it appears the proposed expansion with constitute a more than 25% expansion to existing building area on the site, compliance with all current development standards will be required, including parking, pedestrian access, landscaping etc. 6. A lot combination processed with Pima County will be required. 7. The following submittals are required for this project: Special Exception, Development Package, Building Plans. All plans may be submitted and reviewed simultaneously but must be approved in sequence. 8. The comments provided are preliminary and are not to be assumed as a complete review of the proposal. During the Development Package review process, a full review will be made by Zoning to assure compliance with the applicable UDC development criteria and Technical Standards.
