Development must comply with the Administrative Manual Section 2-06 - Development Package. 2. The proposed use of Personal Storage is permitted in the C-2 zone, subject to use-specific standards 4.9.10.C.3 & .6. 3. The proposed concept includes a building color palette and design that appears to not meet use-specific standards, as outlined below. Demonstrate compliance with development package submittal. 4.9.10.C.3. All walls or doors visible from adjacent streets and residential properties shall be surfaced with a non-reflective material. 4.9.10.C.6. The facility’s exterior facade visible from adjoining residential properties or street frontage shall be earth tone in color and of masonry, stucco, or similar materials. 4. Development standards such as setbacks and building height appear to be met. Please note, setbacks to the north and south are based on wall height of the wall facing that property line, not building height. Wall height is measured from design grade to the top of the wall including parapet. 5. Parking for this use would be required at a ratio of 1 space for every 4,000 sq ft and 2 spaces for the office. As proposed, this use would require 28 spaces and 26 are provided. It appears the reductions proposed would be feasible. 6. Pedestrian access is required throughout the development. A sidewalk is required adjacent and parallel to any access lane or PAAL on the side where buildings are located. 7. A lot combination processed with Pima County will be required. 8. The comments provided are preliminary and are not to be assumed as a complete review of the proposal. During the Development Package review process, a full review will be made by Zoning to assure compliance with the applicable UDC development criteria and Technical Standards.
