Looping the on-site water mains to the maximum extent practicable, and c. Connecting on-site water mains to multiple points in Tucson Water's existing water distribution system. 4. Development must comply with the Administrative Manual Section 2-06 - Development Package. 2. The proposal is for development of a Flexible Lot Development (FLD), which is a permitted use subject to use-specific standards 8.7.3. 3. Development standards such as density, functional open space and setbacks appear to be met. 4. Visitor Parking is calculated correctly, but it is unclear how the on-street parking will function with the garages. Please clarify the size of all parking spaces and that sufficient access and maneuverability is provided. 5. Ensure that there is continuous pedestrian circulation throughout the site (7-01.3.0 Technical Standards). The southwest units appear to have sidewalk access, but said access needs to continue to Campbell Ave. 6. Please note, per UDC Article 8.7.3.M.1.B.1, submittal of an Architectural Variation Plan (AVP) will be required. The AVP is triggered due to the proposal exceeding 20 single-family residences. 7. Please note, per UDC Article 8.7.3.M.2.A, a Privacy Mitigation Plan (PMP) will be required. The PMP is triggered due to the adjacency to existing residential development. 8. The comments provided are preliminary and are not to be assumed as a complete review of the proposal. During the Development Package review process, a full review will be made by Zoning to assure compliance with the applicable UDC development criteria and Technical Standards.
