COMMENTS:
1. Development must comply with the Administrative Manual Section 2-06 - Development Package.
2. The subject property is located in Valencia Crossings (PAD-21), Area B. This area permits all uses which are permitted in the City’s C-2 and I-1 zones. Single-family residential and flexible lot development (FLD) uses are both permitted in the C-2 zone.
3. In the PAD, Table III.C. Development Standards includes the required lot size, height, setbacks, etc. The development standards appear to permit the proposed lot configuration, without the use of the FLD option.
4. A detailed review of the proposal, whether a single-family residential subdivision or flexible lot development, will occur with development package submittal.
5. The comments provided are preliminary and are not to be assumed as a complete review of the proposal. During the Development Package review process, a full review will be made by Zoning to assure compliance with the applicable UDC development criteria and Technical Standards.
