If development of 3 units is proposed, development must comply with the Administrative Manual Section 2-06 - Development Package. If 2 units are proposed, development must comply with residential development standards. 2. The proposal is to expand development on the site by adding a single-family residence (or two) to the site. It is unclear if the proposal is for a total of 2 or 3 residences. 3. The MH-1 zone would require a lot size of 10,890 sq ft for two dwelling units and a lot size of 16,355 sq ft for three dwelling units. This lot would allow up to 3 units. However, if 3 units are proposed, commercial development standards would be required such as parking, landscaping, pedestrian access etc. 4. Regarding the proposed development of the site, please note the following: a. The street setback is required at a minimum of 20 ft or 1.5 times the wall height. b. The “kitchenette” on the first floor of the western house would be considered a full kitchen and thus 2 dwelling units would be proposed in the building. To be considered not a full kitchen, it can only include a single-bowl sink, under-the-counter fridge, microwave, etc. A full-size fridge and stove are not permitted. c. As floor plans for the existing house and proposed guest house have not been provided, it is not possible to determine if this is 1 or 2 dwelling units. Additional details are needed. 5. The comments provided are preliminary and are not to be assumed as a complete review of the proposal. During the Development Package review process, a full review will be made by Zoning to assure compliance with the applicable UDC development criteria and Technical Standards.
