1. Development must comply with the Administrative Manual Section 2-06 - Development Package.
2. The proposed General Manufacturing use is permitted in the P-I and I-1 zone, subject to use specific standards 4.9.5.C.2, .4, .5, .6, 7, & .8 and 4.9.13.Q
3. Development standards such as parking, setbacks and building height appear to be met.
4. Pedestrian access (sidewalk/crosswalk) is required from each street.
5. Ensure compliance with use-specific standards 4.9.5.C.5 “Loading and unloading areas, docks, and platforms, shall be located entirely within a building or an area on the lot that shall be enclosed on all sides by a solid wall or fence six feet in height.”
6. Ensure compliance with use-specific standards 4.9.5.C.8 “Outdoor storage, when permitted, shall not be located in a street perimeter yard. Outdoor storage areas shall be screened in accordance with Section 7.6, Landscaping and Screening. No materials or products shall be stacked or stored to exceed the height of the screen within 50 feet of an adjoining residential zone or street . Outdoor display of finished products is permitted within a street perimeter yard in an area limited to 10% of the site area or 10,000 square feet, whichever is less. 1. There are existing 8" water mains in Ginter Rd., Tucson Blvd., and Wieding Rd. adjacent to the north, east and south sides of this property, and there is an existing fire hydrants on the northeast corner of the property.
2. After the water demands for this project have been determined (typically, via a water fixture unit count has been conducted for the project using the 2018 International Plumbing Code) and the fire flow requirements have been established by the local fire authority, please contact Mr. Ray Munoz or Mr. Jeremiah Jenkins at 837-2207 in the Tucson Water New Services Section to discuss:
a. Potential points of connection to Tucson Water's existing water distribution system.
b. The number of water service lines, water meters, and meter sizes, necessary to serve this development.
c. The advantages and disadvantages of installing the necessary water meters via Tucson Water's Job Order Contract (JOC) process.
3. If hydraulic modeling is necessary to verify Tucson Water's existing water distribution system can supply the required fire flow, it can be done as part of the JOC process.
