The proposal is to demolish and existing commercial building and redevelop the site with a food service use, which is permitted in the C-1 zone subject to use-specific standards 4.9.4.M.1 & 5 and 4.9.13.O. 3. The concept site plan appears to meet development standards such as setbacks, parking and bike parking. 4. Please be aware, the site is located within the proposed Sunshine Mile Overlay. This overlay will potentially allow for modifications to some development standards. Please contact Mr. Tom Cantrell of Tucson Water at 837-3313 and/or Kyle Dewitte of TDOT at 837-6601, if you need additional information about these projects. 3. I have been unable to determine how the existing building on the site is served with water. 4. Should a new water service be needed for this project: After a water fixture unit count has been conducted for the project using the 2018 International Plumbing Code, and the fire flow requirements have been established by the local fire authority, please contact Mr. Ray Munoz or Mr. Jeremiah Jenkins at 837-2207 in the Tucson Water New Services Section to discuss: a.
