COMMENTS:
1. Development must comply with the Administrative Manual Section 2-06 - Development Package.
2. The proposal is to demolish and existing commercial building and redevelop the site with a food service use, which is permitted in the C-1 zone subject to use-specific standards 4.9.4.M.1 & 5 and 4.9.13.O.
3. The concept site plan appears to meet development standards such as setbacks, parking and bike parking.
4. Please be aware, the site is located within the proposed Sunshine Mile Overlay. This overlay will potentially allow for modifications to some development standards. The draft text (http://rionuevo.org/wp-content/uploads/2020/07/SMD_Draft_Stakeholder_Review.pdf) and a vision document (http://rionuevo.org/wp-content/uploads/2020/07/Vision-Document-v3-1.pdf) are available online. Although the overlay may not be needed for this project, please be aware for future expansions/uses. It is likely the overlay will not go into effect until early 2021.
5. The comments provided are preliminary and are not to be assumed as a complete review of the proposal. During the Development Package review process, a full review will be made by Zoning to assure compliance with the applicable UDC development criteria and Technical Standards.

1. Tucson Water has no adverse comments regarding this project.
2. Tucson Water has no water distribution mains on the site, but Tucson Water does have a Distribution Design Project project under construction in Broadway Blvd. (MT0429) as part of the Tucson Department of Transportation's road widening project, with the potential to impact this project. Please contact Mr. Tom Cantrell of Tucson Water at 837-3313 and/or Kyle Dewitte of TDOT at 837-6601, if you need additional information about these projects.
3. I have been unable to determine how the existing building on the site is served with water.
4. Should a new water service be needed for this project: After a water fixture unit count has been conducted for the project using the 2018 International Plumbing Code, and the fire flow requirements have been established by the local fire authority, please contact Mr. Ray Munoz or Mr. Jeremiah Jenkins at 837-2207 in the Tucson Water New Services Section to discuss:
a. Potential points of connection to Tucson Water's existing water distribution system.
b. The number of water service lines, water meters, and meter sizes, necessary to serve this development.
c. The advantages and disadvantages of installing the necessary water meters via Tucson Water's Job Order Contract (JOC) process.
