Development must comply with the Administrative Manual Section 2-06 - Development Package. 2. The proposal is for the expansion of three outdoor smokers with shade covers on an existing food service use. Food service is permitted in the C-2 zone subject to 4.9.4.M.1 and 4.9.13.P. 3. Although the proposed expansion is in relation to a single business, the development package must cover the entire site. A large site plan can be included with a detail of the parcel in question. 4. On the development package, provide information on the percent of total expansion proposed. This is a cumulative expansion calculated across the entire site from the last time full code compliance was met. If the cumulative expansion is greater than 25%, code compliance for the entire site is required. 5. Demonstrate compliance with parking requirements on development package submittal. Parking is calculated across the entire site. The “shopping center” parking calculation of 1:300 may be used as long as no more than 50% of the floor area is dedicated to uses with a parking formula of one space per 100 square feet of gross floor area or a more intense formula. Restaurants and entertainment uses would be considered a “more intense formula”. 6. Demonstrate compliance with setback standards on development package submittal. Setback to the south (R-1 zone) is 1.5 times the wall height of the proposed structure. It appears the setback is adequate, but dimensions are required. 7. The comments provided are preliminary and are not to be assumed as a complete review of the proposal. During the Development Package review process, a full review will be made by Zoning to assure compliance with the applicable UDC development criteria and Technical Standards.
