COMMENTS:
1. Development must comply with the Administrative Manual Section 2-06 - Development Package.
2. The proposal is for the demolition of an existing food service building and construction of a new food service building. The use is permitted in the C-1 zone, subject to use-specific standards 4.9.4.M.1 & 5 and 4.9.13.O.
3. Two site plans were submitted for review. On the 2,200 sq ft version – construction of a new building requires current development standards are met. The 23 ft PAAL on the west side does not meet standards.
4. Pedestrian access (sidewalk, crosswalk) is required from Saint Mary’s to the building. Pedestrian circulation is also required within the site.
5. Parking spaces appear adequate for either proposal, based on the square footage and parking space count provided by the applicant. Setbacks and building height also appear adequate.
6. The comments provided are preliminary and are not to be assumed as a complete review of the proposal. During the Development Package review process, a full review will be made by Zoning to assure compliance with the applicable UDC development criteria and Technical Standards.

Tucson Water has no adverse comments about either option.
Should a new water service line be needed for this project, it will need to be connected to the existing 8-inch distribution line in the traffic lanes of St. Mary’s Rd, rather than to the closer 24-inch transmission main at the edge of pavement.
