COMMENTS:
1. Development must comply with the Administrative Manual Section 2-06 - Development Package.
2. The proposal is for the complete removal of an existing retail use. The new building will be considered a food and beverage sales use. This is permitted in the C-2 zone.
3. Development standards such as height, setbacks and parking appear to be met with this proposal.
4. The drive aisle at the northwest portion of the site is required to be 24 ft in width, unless a Parking Design Modification Request (PDMR) is approved.
5. Pedestrian access (sidewalk/crosswalk) is required from each street that the project has frontage.
6. Access is illustrated from an adjacent parcel. Provide documentation of cross access agreement with development package submittal.
7. The comments provided are preliminary and are not to be assumed as a complete review of the proposal. During the Development Package review process, a full review will be made by Zoning to assure compliance with the applicable UDC development criteria and Technical Standards.
