COMMENTS:
1. Development must comply with the Administrative Manual Section 2-06 - Development Package.
2. The proposal is to partition an existing retail building to house two suites, one for retail use and one for a new food service use. Food service is permitted int eh C-1 zone, subject to use-specific standards 4.9.4.M.1 & 5 and 4.9.13.O.
3. As a parcel which is part of an integrated site, the submitted development package will need to illustrate the entire site. A previously approved site plan may be used for the development package submittal, with the scope of the proposed changes shown on a detail drawing.
4. The primary concern on the development package will be accounting for the change in required parking. It is likely this will not be problematic but must be provided. If the site’s required parking is provided at a shopping center ratio, provide additional information.
5. The proposed patio will be included in the required parking.
6. As a change of use, demonstrate how the new use will meet all development standards, such as bike parking, pedestrian access, etc.
7. The comments provided are preliminary and are not to be assumed as a complete review of the proposal. During the Development Package review process, a full review will be made by Zoning to assure compliance with the applicable UDC development criteria and Technical Standards.
