The proposal is for development of a new Animal Service use on a vacant parcel. This is permitted in the I-1 zone. The site is also within the Davis-Monthan Air Force Base overlay, subject to the following standards which may impact development: a. The maximum FAR is .20 of the project site area. b. The maximum permitted building height is 62 feet from design grade elevation or the height limit of underlying zone, whichever is more restrictive. 4. The site is subject to 0 ft setbacks to the north, east and west. The street setback is 21 ft or the wall height, as measured from the back of future curb. 5. After a water fixture unit count has been conducted for the project using the 2018 International Plumbing Code, and the fire flow requirements have been established by the local fire authority, please contact Ray Munoz at 837-2207 in the Tucson Water New Services Section to discuss: The number of water service lines, water meters, and meter sizes, necessary to serve this development.
