COMMENTS:
1. Development must comply with the Administrative Manual Section 2-06 - Development Package.
2. The proposal is for a change to an existing food service use. It appears a portion of the existing building will be demolished to add in a drive-through lane. A new curb cut onto Speedway Bl is also requested.
3. The change to the building changes the size to 2,200 sq ft. A 200 sq ft patio is also proposed. This would require a total of 24 parking spaces. Only 18 spaces have been provided on site.
4. A Parking Design Modification Request (PDMR) can be requested to reduce up to 10% of the required parking spaces. Only 2 spaces could be reduced with the PDMR. The Design Review Board (DRB) reviews the PDMR and provides the PDSD Director with a recommendation. Additional vehicle parking spaces can be reduced by providing extra bike parking spaces at a ratio of 6 extra bike parking spaces for 1 vehicle parking space. Please note, per 7.4.5.E.1.b. the cumulative reduction cannot exceed 20% of the required parking, which would total 4 parking spaces in this case.
5. Other options to reduce required parking would be to obtain an off-site parking agreement with an nearby use, or pursue a variance with the Board of Adjustment.
6. The comments provided are preliminary and are not to be assumed as a complete review of the proposal. During the Development Package review process, a full review will be made by Zoning to assure compliance with the applicable UDC development criteria and Technical Standards.
