COMMENTS:
1. Development must comply with the Administrative Manual Section 2-06 - Development Package.
2. The proposed use is Personal Storage, which is permitted in the C-2 zone subject to use-specific standards 4.9.10.C.3 & .6.
3. Building setbacks to the north and west do not appear to be met. Setbacks in this location: West (Sparkman) 20 ft or 1.5 times wall height, measured from street property line; North 1.5 times wall height; South and East 0 ft.
4. Clarification is needed at whether any office space associated with the storage use is proposed on the site. Additional standards may apply.
5. Clarification is needed regarding relationship to the existing adjacent site. Will this site function in conjunction with the existing site? If so, a development package encompassing the entire combined site is required. Additionally, a lot combination processed with Pima County is also required.
